Mountain High has concentrated its property management services exclusively on commercial income or investment properties including office buildings, retail and industrial properties. Mountain High contracts to handle the future sale of a clients assets simultaneously with the execution of a property management contract. Therefore, properties managed by Mountain High have to be of sufficient size and quality adhering to the minimum purchasing criteria established by the investor/purchaser(s). This also allows Mountain High to provide management accounts with a more complete service by continually advising its clients as to when the most optimum times would be for considering selling their property assets and then actually consummating a sale for the client if so directed. In providing property management services for its clients, Mountain High combines all its knowledge and expertise in acquisitions, dispositions, and fee consulting in developing the initial business plan and operating budget for the property. The asset management staff of Mountain High then implements each segment of the plan supervising the performance in comparison to the budget. These duties include negotiating all lease renewals and approving all new leases, preparing budgets and approving costs on all operating expenses, service contracts, capital improvements and tenant improvements and maintaining a continual active personal involvement in the daily property operations.
